If you paint the walls white and put your color of choice on doors, moldings and baseboards. You really <em>can</em> have your cake and eat it too!</p>

<p>If you truly want to create a space you can love, start with something you love! Look at the predominate color<img class="alignright alignnone size-medium wp-image-336" style="float: right;" title="Watercolor Camo" src="http://mystagedlife.com/wp-content/uploads/2008/08/militarycolors051708-300x200.jpg" alt="Watercolor Camo" width="184" height="123" /> in whatever you pick. That&#8217;s the color you should paint the walls. Accents should be colored after the remaining colors on the object of your affection.</p>
<p>The only limitation on what you can pick from is this; please, pick some<em>thing</em> you love, not some<em>one</em> you love. Trust me, it won&#8217;t turn out as well as you think it will.</p>

You&#8217;ve picked the colors<img class="alignright alignnone size-medium wp-image-326" style="float: right;" title="Color Fan" src="http://mystagedlife.com/wp-content/uploads/2008/07/missyredboots145-300x200.jpg" alt="Color fan" width="184" height="123" /> you want in your house and, now, just can&#8217;t decide what color to put where. Don&#8217;t worry, this is more common for the average homeowner than you probably think. This simple guideline should help you decide!</p>
<p>You want to make a statement to people coming into your home. One way, perhaps the best way, to do this is by painting your entryway a bright color. Strong colors, which would be suitable for such an area, should be kept out of a kitchen, however. There, you should use white or a very pale pastel. Dark or extremely bright colors aren&#8217;t relaxing enough for use in a bedroom. You&#8217;re better off with a neutral or softer color where you sleep. Pretty much anything goes in the bathroom; it&#8217;s such a small space that you can get away with almost anything. Except dark colors, that is. They make <a title="Feeling Cramped? Make Your Small Room Bigger!" href="http://mystagedlife.com/2008/07/feeling-cramped-make-your-small-room-bigger">small spaces</a> look even smaller.</p>

When it comes to functional lighting, that&#8217;s a wise choice; after all, a table lamp can only light a small area of a room. One more thing to consider when making the decision to lift your lighting to the ceiling is the appearance of the fixtures. A substantial majority of recessed fixtures are just plain ugly!</p>
<p>If that&#8217;s not enough to turn you off, consider the fact that you have to cut large holes in your ceiling and hope you have enough open area to safely install those recessed cans for your new lighting.</p>
<p>Don&#8217;t worry, you can still enjoy light from above. Pendant lighting, lights that hang a short distance from the ceiling, can provide all the light of a recessed lamp, with less installation hassle and a lot more style.</p>

<li>Light it up!

<li>Use colors from the same color family.</li>
<li>Cool and light warm colors on most surfaces will make the room feel more open, dark colors will make it feel more cramped.</li>

<p>Here is some history on Samara House:</p>

<li>The original owners were John and Kay Christian whoeÂ decided to buildÂ near the campus of Purdue University in 1950.</li>
<li>The project tookÂ six years</li>
<li>The exhibition features a collection of furnishings, textiles and other items Wright designed specifically for Samara, one of the late Usonian style homes he designed.</li>

<div class="storytext">On Thursday, April 10, at 7 p.m. Margo Stipe, Curator and Registrar of Collections, at The Frank Lloyd Wright Archives, Taliesin West, will discuss Wright&#8217;s revolutionary reworking of architectural space, how he dissolved interior walls and opened interior spaces allowing communion with the natural world he believed was a great spirit.</div>

<p>According to figures provided by the Akron Area Board of Realtors, number of home sales in the area dropped a whopping 29% compared to January of last year. In total for 2007, the annual decline was 12% and things don&#8217;t look much better for 2008. The total value of home sales from 2007 dropped 28%. Not that it is good, but one number did go up, the average number of days on the marketÂ wentÂ from 91 daysÂ to 94 days.Â Well I guess there is some good news&#8230;the average sales price in January 2008 was $128,799 compared to $127,360 in January 2007. Don&#8217;t get too excited, that&#8217;s only 1% and there is more bad news. The National Association of Realtors announced Monday that national sales droppedÂ last month to the lowest level in nearly a decade and is the fifth consecutive decline. Home values in AkronÂ are reported to have dropped 3.8% over the past year according to theÂ Zillow Home Value report. Can we say, &#8220;housing slump?&#8221;</p>

<p><strong>Scratches -</strong> Rub wood scratches with the grain with petroleum jelly or a wax stick or crayon that matches the wood.</p>
<p><strong>Uneven Furniture Legs &#8211; </strong>Hot glue old buttons underneath the leg.</p>
<p><strong>Upholstery &#8211; </strong>Shaving cream is a good way to remove everyday soil from upholsteredÂ furniture.</p>
<p><strong>Vinyl Upholstery -</strong> Sprinkle baking soda or vinegar on a rough damp cloth. Then wash vinyl with mild dishwashing soap.</p>
<p><strong>Water Rings -</strong> Polish white water rings on wood by dampening a soft cloth and adding a dab of toothpaste.</p>
<p><strong>Wicker -</strong> To prevent wicker from drying out, splitting or cracking, apply lemon oil whenever it dries out.</p>

Selling it in the middle of winter.Â  The lawn is brown, the weather is usually bad and, unlike the longer days of summer, you have less time to show it off during daylight hours.But not everyone has the luxury of waiting until the traditional spring or summer home buying season to plant that â€œfor saleâ€ sign, and while itâ€™s true that in most areas youâ€™ll probably have fewer buyers during the winter, you will have less competition from other sellers.That makes <a href="http://www.bankrate.com/brm/news/real-estate/20060316a1.asp" target="_blank">staging</a> â€” the concept of showing your house at its best â€” even more important. </span><span lang="EN"><br />
</span><span lang="EN">Be prepared to put a little effort into it. â€œItâ€™s more difficult to make something look really appealing this time of year,â€ says Ron Phipps, broker with Phipps Realty in Warwick, R.I.</span></p>

<p><span lang="EN"><span lang="EN"><strong>1. Keep snow and ice at bay.</strong> The top tip from Realtors: If the buyer canâ€™t get in easily, the house wonâ€™t sell. That means keeping walkways and driveways free of the frozen stuff. Just like trimming the lawn in the summer, you want to make the home look like itâ€™s been maintained. If youâ€™re away frequently or live in an area thatâ€™s subject to bad weather, it can pay to hire a service to regularly salts or shovels the driveway and sidewalks.<br />
</span><span lang="EN"><strong>2. Warm it up.</strong> If youâ€™re showing during the winter, think â€œwarm, cozy and homey,â€ says Ken Libby, owner of Stowe Realty in Stowe, Vt., and a regional vice president of the National Association of Realtors.Before a buyer comes through, adjust the thermostat to a warmer temperature to make it welcoming. â€œSellers like to turn the temperature down because of heat costs,â€ says David Ledebuhr, president and owner of Musselman Realty in East Lansing, Mich., and a regional vice president of the National Association of Realtors. â€œBut buyers who come in and arenâ€™t comfortable wonâ€™t stay long.â€If you have a gas fireplace, turning it on right before the tour can give the house â€œa little ambience,â€ says Libby.With a wood-burning fireplace, youâ€™ve got to be a little more careful. If the house is vacant, donâ€™t chance it. If youâ€™re still living there and will be there during the tour, it can be a nice touch. Many times, sellers leave right before the agent and prospective buyers arrive. In that case, adjust the heat to a comfortable temperature and have the hearth set for a fire. Buyers feel the warmth and see the potential, and you donâ€™t have to worry about safety concerns.<br />
</span><span lang="EN"><strong>3. Take advantage of natural light.</strong> â€œEncourage showing during the high-daylight hours,â€ says Ledebuhr. At this time of year, â€œif you show after work, youâ€™re totally in the dark.â€Make the most of the light you do have. Have the curtains and blinds cleaned and open them as wide as possible during daytime showings. Clean all the lamps and built-in fixtures, and replace the bulbs with the highest wattage that they will safely accommodate. Before you show the house, turn on all the lights.<br />

</span><span lang="EN"><strong>7. Emphasize winter positives.</strong> Is your home on a bus route or some other vital service that means itâ€™s plowed or de-iced regularly in bad weather? Be sure to mention that to the buyers.<br />
</span><span lang="EN"><strong>8. Set up timers.</strong> You want your home to look warm and welcoming whenever prospective buyers drive past. But youâ€™re not home all the time, so put indoor and outdoor lights on timers, says Phipps. Look at the outside lighting around the door. Is there enough illumination to make it inviting? If not, either get the fixtures changed or have new ones added.<br />
</span><span lang="EN"><strong>9. Make it festive.</strong> Even if youâ€™re not actually going to be present, greet your buyers as if they were going to be guests at a party, says Phipps. Set up the dinner table with the good china and silver. Have a plate of cookies for your guests, some warm cider or even chilled bottles of water. â€œFirst impressions are so powerful,â€ says Phipps. â€œIf it looks like youâ€™re expecting me and greeting me as company, thatâ€™s a powerful impact.â€<br />

Give the home a nice aroma.</strong> The No. 1 favorite? â€œChocolate chip cookies,â€ says Libby. â€œJust about everybody likes that smell.â€Other popular scents: cinnamon rolls, freshly baked bread, apple pie, apple cider or anything with vanilla, cinnamon or yeast. â€œBut donâ€™t overdo it, either,â€ says Ledebuhr. <p>According to a recent article on the Washington Times website, &#8220;This year&#8217;s housing bust is shaping up to be one of historic proportions. Sales and construction have sunk to levels not seen since the 1990 savings and loan crisis, while foreclosures and price drops are the largest since the Great Depression â€” and expected to get worse next year.&#8221; The article predicts millions more foreclosuresÂ and over one trillion dollars (yes trillion)Â in mortgages reset within the next two years. So what caused this dilemma? &#8220;John Stumpf, president of Wells Fargo &#038; Co., the second-largest U.S. mortgage lender and a survivor of the housing busts of the 20th century, blames today&#8217;s crisis on unscrupulous lending practices, which joined in a toxic mix with outright greed and extraordinarily low interest rates to send house prices soaring 90 percent between 2000 and 2006. When the bubble burst, house prices collapsed by 5 percent to 20 percent in cities nationwide.&#8221;</p>
<p>GreedÂ definitely played a huge role in the extreme number of foreclosures.Â Rachel saw this first hand when she worked for years at a mortgage company and knew of other offices whose brokers would intentionally sell adjustable rate mortgages so that borrowers would have to refinance a few years down the road. That way the broker could charge them more fees. Can we say predatory lending? Her office did the right thing and locked homeowners into fixed rates at historic lows that they could afford. If only more lenders did the right thing.</p>
<p>Lenders are now giving their lending practicesÂ a makeover by re-popularizing the 30 year fixed loan. <p>Time to vent! I refuse to throw away plastic bags and I just won&#8217;t use paper grocery bags. Now I have bags of bags of bags, especially during this shopping season.Â The collection isÂ getting out of control but there <em>is </em>an answer! No, I am not going to break down and throw them in the trash. (Speaking of break down, it takes plastic bags as much as 1,000 years to break down in landfill and 450Â in water.) I plan on taking my bags to a local recycling bin (as seen in many Medina, OH parking lots) or to the local Giant EagleÂ grocery store which alsoÂ has a bag-recycling bin.Â I will also stash aÂ folded-upÂ fabric shopping bagÂ in my purse.Â Maybe this will relieveÂ me fromÂ theÂ funny looksÂ I getÂ whenÂ I reuse or refuse a bag at the store!Â </p>
<p>Furthermore, IÂ will nowÂ give preference toÂ retailers that sell reusable shopping bags, likeÂ Giant Eagle.<font size="2">Â </font>When I am not at a green store, IÂ tend to apologize to clerks about my proactiveness, but why shouldÂ I? I think I am hip and ahead of the crowd, kind of likeÂ the city of San Francisco who recently banned plastic grocery bags. <p>My friend&#8217;s think I&#8217;m crazy, but I know I am just more educated and aware about the issue. Now you are too.</p>

<li>This year it is 224,451, showing a 94% increase.</li>
<li>In October the ratio was 1 foreclosure for every 555 houses.</li>
<li>The <a href="http://www.foreclosure1.com/foreclosure-filings.php"><strong><font color="#1c6ef6">foreclosure filings</font></strong></a> are inclusive of default and <a title="Foreclosure Auctions" href="http://www.foreclosure1.com/foreclosure-auctions.php"><strong><font color="#1c6ef6">auction sale</font></strong></a> notice as well as <a href="http://www.foreclosure1.com/bank-repossession-is-the-latest-trend-in-markets.php"><strong><font color="#1c6ef6">bank repossessions</font></strong></a>.</li>
<li>45 states saw a high jump rise from last year.</li>
<li>Year by year the number is still up but it had leveled during the last two months after making an <em>all time record</em> in August this year.</li>
<li>The pace has slackened most probably because of the lenders bending to pressure and beginning to modify terms of <a title="Foreclosure Loans" href="http://www.foreclosure1.com/foreclosure-loans.php"><strong><font color="#1c6ef6">loans</font></strong></a>. Another reason may be a lull in filings after the shooting up following a new surge in <a title="Mortgage Interest Rate" href="http://www.foreclosure1.com/mortgage-interest-rates.php"><strong><font color="#1c6ef6">interest rate</font></strong></a> rise.</li>
<li>It usually takes two to three months for a borrower to be marked as defaulter after the reset sets in.</li>
<li>Roughly 2 million loans are about to reset in the following eight months. Inevitable this would lead to a surging of foreclosures.</li>
<li>In October lenders repossessed more and more houses after failing at the trustee auctions. Very few of those who were marked <a href="http://www.foreclosure1.com/foreclosure/foreclosed.php"><strong><font color="#1c6ef6">foreclosed</font></strong></a> managed to save their houses.</li>
<li>In <a title="Ohio House Foreclosures" href="http://www.foreclosure1.com/lview.php?state_sigla=OH"><strong><font color="#1c6ef6">Ohio</font></strong></a> especially 45% of all the filings were bank notifications for repossession.</li>
<li>In <a title="Missouri House Foreclosures" href="http://www.foreclosure1.com/lview.php?state_sigla=MO"><strong><font color="#1c6ef6">Missouri</font></strong></a> and <a title="Michigan House Foreclosures" href="http://www.foreclosure1.com/lview.php?state_sigla=MI"><strong><font color="#1c6ef6">Michigan</font></strong></a> the numbers were 46% and 37% respectively.</li>
<li>Apart from the <a title="Sub-Prime Market" href="http://www.foreclosure1.com/the-sub-prime-market.php"><strong><font color="#1c6ef6">sub-prime</font></strong></a> other causes were economic woes like job loss.</li>
<li><a title="Nevada House Foreclosures" href="http://www.foreclosure1.com/lview.php?state_sigla=NV"><strong><font color="#1c6ef6">Nevada</font></strong></a> topped the <a title="Foreclosure Listings" href="http://www.foreclosure1.com/foreclosure/foreclosure_list.php"><strong><font color="#1c6ef6">foreclosure list</font></strong></a> with a ratio of 1:154 compared to the national average of 1:555.</li>
<li>In October the filings numbered 6,618 showing a rise of 20% from September and triple that of what it was in the same month the previous year.</li>
<li>In <a title="California House Foreclosures" href="http://www.foreclosure1.com/lview.php?state_sigla=CA"><strong><font color="#1c6ef6">California</font></strong></a> the ratio was 1:258 but it recorded the highest number of foreclosures â€“ 50,401. It had come down by 2% from September but triple that of what the numbers were in October 2006.</li>
<li>The ratio in <a title="Florida House Foreclosures" href="http://www.foreclosure1.com/lview.php?state_sigla=FL"><strong><font color="#1c6ef6">Florida</font></strong></a> was 1:273 with the state recording 30,190 foreclosures. It was a 9% drop from September but up by 165% from the previous year.</li>
<li>Ohio showed 1:290 with 17,276 <a title="House Foreclosure Listings" href="http://www.foreclosure1.com/lview.php"><strong><font color="#1c6ef6">foreclosure listings</font></strong></a> â€“ 10% more than last month but 136% higher than the last year.</li>
<li>The other top ranking offending states were <a title="Georgia House Foreclosures" href="http://www.foreclosure1.com/lview.php?state_sigla=GA"><strong><font color="#1c6ef6">Georgia</font></strong></a>, <strong>Michigan</strong>, <a title="Colorado House Foreclosures" href="http://www.foreclosure1.com/lview.php?state_sigla=CO"><strong><font color="#1c6ef6">Colorado</font></strong></a>, <a title="Arizona House Foreclosures" href="http://www.foreclosure1.com/lview.php?state_sigla=AR"><strong><font color="#1c6ef6">Arizona</font></strong></a>, <a title="Indiana House Foreclosures" href="http://www.foreclosure1.com/lview.php?state_sigla=IN"><strong><font color="#1c6ef6">Indiana</font></strong></a> and <a title="Illinois House Foreclosures" href="http://www.foreclosure1.com/lview.php?state_sigla=IL"><strong><font color="#1c6ef6">Illinois</font></strong></a>.</li>

National Game and Puzzle week was created to get families to spend time together playing a game or piecing together a puzzle. Patch Products, a company that produces games such as Blurt!, Malarky, Tribond, Talkin&#8217; Tango, and others not only created the week long event, but also goes a step further by sponsoring theÂ Million Minute Family Challenge.<strong>Â </strong>&#8220;We wanted to create a nationwide Challenge to remind families to take the time to make communication a priority &#8212; to clear the table, pull out a game and get a conversation going. Since 1994, we have sponsored an event called National Game and Puzzle Week annually during Thanksgiving week.&#8221; So instead of just saying what you are thankful for, stuffing your face,Â and crashing in front of the t.v., pull out an old favorite like Monopoly or Life and spend quality time with the ones you love.</p>
<p>Maybe you are thinking, &#8220;How does this relate to staging?&#8221; Well, I suppose we&#8217;ll giveÂ you a freeÂ tip. To stage a game room, set up a game in progress on a card table. The potential buyer will get the impression that they can have a fun and entertaining lifestyle inÂ your house, which might lead to a signed contract and a sold home!</p>

In fact, personal taste has nothing to do with it. <p><strong>&#8220;&#8230;Just for high-end homes</strong> &#8211; Every home deserves the best chance at selling quickly and for top dollar whether a starter home or a mansion.Â Remember, you are competing with other homes within your price range!&#8230;&#8221;</p>
