Interactive Home Value Map - Fun!

Tuesday, March 4th, 2008

If you are into this kinda stuff.

Zillow has an interactive Home Value Report Map that, I have to admit, surprised me quite a bit… but in a good way. You may be shocked to find out where the values have gone up and where they have drastically gone down in the United States. Check the mad map out here.

A couple of things to do there:

See how home values have changed across the U.S.

Click on cities to compare neighborhood home values.

Download detailed city reports for more information, including single family vs. condo comparisons, and a ranking of neighborhoods within an area that are most popular on Zillow.

5 Kitchen Updates on a Budget

Monday, March 3rd, 2008
  1. stainless_galley.jpgPaint - Paint the walls. Paint the cupboards. Or paint it all!
  2. Shelves v. Cabinets - Need more storage space but don’t have new cabinets in the budget? Consider hanging some inexpensive floating shelves. Use them to showcase pieces or for easy access.
  3. Floor for less - There are many great options today for refacing a floor. We love the new peel and stick tiles that you can pick up at any DIY store.
  4. Tile over laminate countertops. The bigger the tile, the better it looks. Or consider replacing the old laminate with new laminate. Today’s versions are improved and considerably less than solid surface materials.
  5. Replace the hardware. New knobs and pulls are an easy update. Say goodbye to that outdated brass. Coordinate with doorknobs and light fixtures. If you can’t replace outdated fixtures, go for a antiqued version of a similar finish on your new cabinet hardware.

5 Questions Sellers Ask the Realtor About Staging a Home

Thursday, February 21st, 2008

This article came from real estate agent John Sizemore in Texas. Looks like his sellers ask him the same questions our clients here in Ohio ask most often! John says to his market, “I’m well aware that your home may be your largest investment and you need to sell it for top dollar.” That is why he and other real estate agents utilize a professional home stager. Read John’s 5 Questions and Answers most People Have about Staging a Home below:

“Home staging is very important in today’s market and well worth the investment. But still I have clients ask me, ‘Why should I stage my home- after all, I’m moving,’ so I put together this Frequently Asked Staging Questions blog. The 5 FAQs about staging:

Q1. Does staging pay off?

A1. Staged homes sell for an average of 6% more than non-staged homes. That means a $300,000 home could sell for $318,000 or $320,000 if it is staged properly.

Q2. Can’t people just visualize how my home would look with their furniture in it?

A2. No, most can’t; in fact research shows that only about 10% can look beyond the present furnishing and visualize the home’s features.

Q3. Is staging a large expense?

A3. Many homes can be staged for as little as $500. Compared to the payoff, it isn’t a major expense. (Staged Makeovers can redesign an entire average home for less $150)

Q4. Can’t I do it myself?

A4. Most people can’t; they are used to living in their own home and they don’t see the flaws. Plus they like the furnishings. Also, many sellers are unaware of the “model-home” trends that today’s buyer is looking for.

Q5. Won’t my house sell anyway?

A5. All homes will sell, the key is the price and the speed it will sell - staging make the home sell faster and for more.”

Neutral Territory

Thursday, January 31st, 2008

Earth tones aren’t only the trend, but they are also psychologically comforting for homeowners and visitors. This is very important when putting a home on the market and having the entire house staged for sale. Interior designers use the colors based on color forecasts from the Color Marketing Group and what they see in popular magazines and catalogs such as Better Homes and Gardens or Pottery Barn. If you are selling your home consider hiring an interior redesigner or home staging professional to help select the colors that are most agreeable and appealing to the volumes of potential buyers. Not only do neutral colors bring a sense of warmth and comfort, they also bring in high offers when selling your home!
